Planning Approval at Warpsgrove

Planning Approval

We are thrilled to announce we have recently gained planning permission for a project off Warpsgrove Lane, Chalgrove. SOLID were appointed as lead consultants, working and coordinating with external consultants and with the development client. The 2.73ha site will house a mixed-use development of offices and industrial units with adjacent parking and manoeuvring space.

Planning Constraints

Situated within a green field site, on land that had only ever been used for agriculture, there were various constraints that needed to be considered before planning could be approved. The SOLID team were required to consider the building plan’s size, height, and layout to ensure the modern design will meet potential occupiers’ requirements, now and in the future. We evaluated the proposed ground level to avoid the need to import and export large quantities of material to and from the site. We also planned the requirements for car access and parking, to be met at the earliest opportunity, including permeable paving to ensure surface water drainage in line with SuDS.

Structural Design

We are thrilled to have gained planning for the proposed design which incorporates architectural character. Our design philosophy is to create buildings that sit in harmony with their surroundings. The proposed, therefore, is a steel-framed industrial warehouse with a pitched roof, covered with trapezoidal insulated roof panels on metal purlins, similar to the surrounding industrial buildings. The façade will be clad in high-quality steel, offering excellent longevity and durability. Clerestory windows will punctuate the façade at perimeter level to provide excellent visibility and natural light. The site offers the opportunity to create a high-quality development that will suit the current needs of the warehousing and industrial market sectors. It will provide adequate flexibility to cater for projected needs and helps create sustainable long-term employment.

We would like to thank all those that assisted us throughout the planning process in particular – Edgars, Portus & Whitton, Aether Air Quality, Arbtech, Sylva Consulting, Mode, Carter Jonas, Noise Air Ltd, Adas and Windrush Ecology. Whilst this project is still in the early stages of development, the SOLID team will keep you updated as things progress on site. If you are considering your own development, why not contact our team to see how we can help you throughout the process.
