Architectural Design

Once housing a detached family dwelling, which had fallen to disrepair, Adrian James Architects were asked to design a property which would better utilise the space available. The plot, close to Oxford city centre, is sizable at 0.28 acres. Adrian James fulfilled the brief by designing a contemporary building which incorporates seven generously sized flats. To the ground floor are two family units, with large private south-facing rear gardens, three bedrooms and private parking. A further five apartments are arranged on the second and third floors.

Whilst the new building is substantially larger in size, it brings a more appropriate density of accommodation to the location, whilst still sitting comfortably within the parameters of the plot. The modern architecture incorporates a blockwork and steel frame composite structure finished with a mixture of brick and timber cladding.

Structural Challenge

Solid were appointed as Structural Engineers, designing the superstructure of the building. With each unit having southwest facing rooms, with large windows to allow vast amounts of natural light to infiltrate the property, one of our challenges was to ensure the structural members were in keeping with the sleek, architectural design. The windows were to be framed with deeply splayed natural stone reveals.

SOLID Approach

We approached the challenge by modelling the steel structure in 3D using ALLPLAN to ensure full coordination with all materials. The crisp edge detailing of the splayed window surrounds have been achieved by keeping structural members at the extremities to a minimum.

Sustainability

Not only are the apartments modern and luxurious they also feature elements to improve their impact on the environment. They have been designed to be airtight with 200mm of insulation. PV panels have been installed alongside high efficiency boilers and MVHR (Heat recovery ventilation). These aspects help reduce the property’s carbon footprint whilst also keeping monthly energy costs down.
